West Property Management wanted to win homeowner association business in its own backyard. Within 24 hours of launching an HOA-focused lead magnet, a large new development in the area signed on and doubled the company's business overnight.
Overview
West Property Management is a Maryland property management company led by owner Chris Westerlund. It serves HOAs as well as homeowners and investors, and today it manages more than $2 billion in assets and more than 4,000 properties across Maryland. In 2026 the company is adding real estate sales and referral services and launching a construction subsidiary.
The company had a strong reputation. Its marketing was aimed at the wrong buyer for the growth it wanted. West Property Management partnered with Rockstarr & Moon to win HOA management business locally.
The Challenge
Great Service, Marketed to the Wrong Buyer
West Property Management wanted to manage more homeowner associations in its market. Its website and marketing were built for a different customer: individual homeowners renting out their properties.
An HOA board hiring a management company makes a different decision than a homeowner renting out a house. The board answers to a whole community. It wants to see that a manager understands associations, and it wants an easy way to start the conversation. The website didn't speak to boards, and there was no lead magnet to capture an HOA board that was starting to look around.
The company could serve HOAs well. It had no clear way to win them online.
The Impact
Key Wins at a Glance
The Solution: Speak to the Board, Get Found, Make It Easy to Reach Out
West Property Management put its service and local reputation to work at once, in front of HOA boards.
Shifted the Message From Homeowners to HOA Boards
West Property Management rewrote its messaging for the buyer it wanted to win. Marketing that had targeted homeowners renting out their properties now speaks to HOA boards and the communities they serve. A board member who lands on the site sees a company built for associations.
Built a Website for Conversions and Local Search
The company built a new website with two jobs: rank in local search and turn visitors into leads. Every page was designed to move a visitor toward contacting the team.
Ran Keyword Research and SEO On and Off the Page
West Property Management researched the searches HOA boards and property owners in Maryland actually make, then built the site around them. On-page SEO aligned every key page to those terms. Off-page SEO built the authority that pushed West Property Management up the rankings.
Gave HOA Boards a Reason to Raise Their Hand
West Property Management created an HOA-focused lead magnet so boards that were starting to look around had an easy first step with the company. It went to work within a day of launch.
Grew the Marketing Alongside the Business
As West Property Management expanded in 2026, its marketing expanded with it. The company updated its branding and site for the new services, planned a real-estate-facing site on its own URL, increased ad spend and campaign activity, and planned the launch of the construction subsidiary. Alongside Rockstarr & Moon, it also planned a referral model. Chris described the thinking simply: "the idea was to give it to people for free so they send us leads."
The Results
A Day to Double, and Growth That Kept Compounding
The lead magnet produced the first big win almost immediately. Within 24 hours of launch, a large new development in the area contracted with West Property Management. That single signing doubled the company's business overnight.
Search kept building after that. Organic keywords grew 2,650%, to more than 550 ranking terms, with more than 50 on the first page of Google. Incoming leads rose 250%. HOA boards and property owners searching in Maryland now find West Property Management.
Today the company manages more than $2 billion in assets and more than 4,000 properties across the state.
The growth showed up in the team. Between March 2025 and June 2026, West Property Management grew its team eightfold. "I've got a pretty strong team right now," Chris said in June 2026. "Going up 800% in less than a little over a year, it's a lot. And I'm interviewing somebody else on Monday."
By 2026 the company had the momentum to expand. West Property Management is adding real estate sales and referral services and launching a construction subsidiary. The marketing grew alongside it, with more ad spend and more activity across the board.

Why It Matters
The Bigger Win
West Property Management already knew how to manage property well. The shift came when its marketing started speaking to the buyer it wanted most. Once HOA boards could find the company and had a clear reason to reach out, the first major contract arrived in a day.
The bigger win is what came after. Search kept compounding, leads kept climbing, and the company built a team eightfold larger to handle the work. That growth gave West Property Management the footing to add real estate sales, referral services, and a construction subsidiary in the same year.
Chris summed up the partnership in a public review: "Great company with great service. They've really helped my companies grow and succeed. Would highly recommend!"
What This Means for You
If your firm does great work but your marketing speaks to the wrong buyer, you are leaving your best clients to competitors who simply show up for them. Name the buyer you want. Rebuild your message and your website around that buyer. Give them a reason to raise their hand. West Property Management did exactly that, and its business doubled in a day.
